Establishment, management, ownership and financing

Establishment

The AquaVilla concept can be placed in different environments, both in the most central parts of a city, outside the city center, or in sparsely populated areas. It is easiest to integrate the AquaVilla concept in areas that are already partially built up and where some infrastructure already exists. The AquaVilla concept can complement areas and contribute with improvements in different ways. Below are three different types of locations where the establishment of AquaVillas is suitable.

Complete marinas and boat clubs

Within marinas and boat clubs, there is already some infrastructure. The water area is already utilized and with the AquaVilla concept the economy of the marina or club is strengthened. The natural 24/7 life of a permanent residence improves surveillance and security in the port.

Run-down and underutilized areas

Port, quay and shipyard areas are often areas that are not utilized to the same extent as they were once planned for. The worn and rigid environment is perceived as unsafe and unattractive. Here the AquaVilla concept can add a number of positive effects to lift these environments.

Complete floating homes on the water

Existing or planned development can be supplemented with AquaVilla Communities, which gives a special marine character and attraction to the area. The exploitation of a land area directly adjacent to a water area will have a significantly higher exploitation rate if the water is also exploited for housing. At the same time, the attraction of the development on land will increase significantly if boat moorings can be offered to speculators. This in turn means and guarantees more income for the developer.

Form of ownership and management

The form of ownership is closely related to the definition of the product and which legislation can be applied. Issues of whether the individual owns their AquaVilla and part of the Aquapier and rents a place for it, or also owns the water area are regulated in detailed plans.

Private ownership

It is entirely possible to develop plots of land on water. An AquaVilla is so firmly anchored in the AquaPier – for permanent use – that advanced equipment and towing equipment are required to move it, which can be equated to moving a regular villa on land. The AquaVilla can therefore constitute a property accessory, just like a traditional villa.

Leasehold

The reasoning is similar to that of ownership and granting a "water property" with a leasehold right is entirely possible if the municipality is the property owner. AquaVilla then becomes an accessory to the leasehold right.

Condominium

A condominium can own land and water areas including an AquaPier and a number of AquaVillas. Each member is then granted an AquaVilla with a share in the AquaPier with housing rights.

Rent

A company can own land and water areas including AquaPiers and AquaVillas and then lease the AquaVillas and AquaPiers with a leasehold right.

Leasehold

Of the four types of leases that exist, two are possible for the AquaVilla concept whereby the water area could be leased. These are residential leases and apartment leases, which could be applied.

Property Management

Common facilities in connection with AquaVilla Communities may include access roads, parking areas, garages, storage rooms, pipes for water, electricity and telephony, garbage disposal, large laundry rooms, etc. Depending on the form of lease, these are handled and managed in different ways. Common facilities can be formed as well as easements or management within the framework of a condominium association.

    Aqua Floating Group

    After many years of development work, the company AquaVilla Produktion AB started the first large-scale production of villas for permanent residence on “real” lake plots in 2000. Eight villas were produced with permanent anchorage in Pampas Marina in Solna. The rest is a success story and new, marine communities on the water are now emerging in more and more places around Sweden. In 2019, the company changed its name to Aqua Floating Group AB.
